A mold inspection and a mold test are two different purchases, and Tulsa homeowners sometimes pay for the second when they needed the first. An inspection is a person walking the house with a moisture meter and a flashlight (some also bring a thermal camera), looking for where water is getting in and what it has already damaged. A test is a sample of air, dust or a surface sent to a lab. The inspection answers "where is the problem and how big is it." The test answers narrower questions, and EPA is blunt about how often it's unnecessary.
What EPA says about mold testing
- Visible mold doesn't need a lab. In EPA's words, if mold growth is visible, sampling is usually unnecessary. The plan is the same either way: remove it and fix the moisture.
- There's no federal pass/fail number. No EPA or other federal limits exist for mold or mold spores, so a lab result can't tell you the house "meets the standard."
- Who should sample. EPA says sampling should be done by people with specific experience designing sampling plans and interpreting results, using lab methods from groups like AIHA or ACGIH.
- Where testing earns its fee. Surface sampling can show whether an area was cleaned well after remediation.

When an inspection makes sense in a Tulsa home
- A musty smell with nothing visible, especially in one room or when the AC kicks on.
- A past leak that was dried with fans but never opened up.
- Stains on a ceiling under the attic air handler or around a bathroom exhaust fan.
- After a storm drove water under a door or through a roof, once the obvious drying is done.
- Before you buy, sell or sign a lease. See mold in rentals and home sales in Oklahoma.
What a useful inspection report includes
Ask for a written report, not just a phone call. A good one has photos of each problem area, moisture readings with locations, the likely water source for each, a rough size of the affected area in square feet (since that drives how remediation is set up), and what was not accessible. If samples were taken, it should show where and when, why each one was taken, and the lab's name.

Licensing and conflicts of interest
Oklahoma doesn't license mold inspectors as a separate trade; the DEQ notes the state has no laws concerning mold. Home inspectors are licensed by the Oklahoma Construction Industries Board, and some also offer mold sampling as an add-on, so ask what training they have for it. If the same company that inspects also wants to do the cleanup, that's common and not improper, but some owners hire one company to inspect and another to remediate so the scope is set by someone who isn't selling the fix.
What it costs
We don't set prices. Fixr's national cost guide lists a standalone mold inspection at roughly $450 to $800, with lab samples adding to that. Local prices vary, so get the number before anyone starts. More detail in our mold removal cost guide for Tulsa homeowners.
Good questions
Do I need a mold test if I can see the mold?
Usually not. EPA says sampling is generally unnecessary when growth is visible, because the response is the same: remove it and fix the moisture.
Can a mold test tell me if my levels are safe?
Not against a legal standard. EPA notes that no federal limits exist for mold or mold spores, so ask whoever samples how they will interpret the results before you pay for the lab work.
Are DIY mold test kits worth it?
EPA recommends sampling be done by experienced professionals who can design the sampling and interpret it. A settle plate from a store can't tell you where the moisture is, which is the part you actually need to fix.
